Project Steps

Step 1: Phone Consultation

The first step is a simple phone consultation. We’ll have a conversation about what you’re looking for in a modular home. We can discuss what models might be a good fit, what stage you’re currently at with your project, what approach might be best for you, and find a good time to do a planning session.

Step 2: Customize Your Modular Home

With a clearer picture of what you’re looking for, the next step is viewing floorplans and discussing customization options. With over 175 different floorplans, there are many different layouts and designs to choose from. Your floorplan is just the start of the customization options for your dream home. We’ll work together to pick out flooring, cabinets, exterior options and more to suit your unique tastes and preferences.

Step 3: Get Your Home Pricing

With your options selected, we will then provide you with an expected delivery date and pricing for your new home! We can provide pricing for any building approach, whether you’d like to serve as your own contractor, work with your own contractor, or work with our team. We’ll discuss this in more detail with the next step in the process.

Step 4: Choose Your Building Approach

Just as there are many home options to choose from, there are also many different ways to construct your home. We can give you as much or as little guidance on the building process as you need or like. We can work with you to design and deliver your home to your site, and then hand off the building process to you, or your preferred contractor. Or, we can work with you, start-to-finish, to construct your home.

Home Only Project

DIY Project Management ($$$)

If you are comfortable coordinating with a handful of subcontractors, city inspectors, and different vendors you might be able to manage your own modular home installation project.

Download our checklist to learn more about what it takes to manage your own home project. You do not have to be a licensed General Contractor to do your own home project. As long as you obtain the appropriate permits, inspections, and approvals, you can coordinate with subcontractors and manage the project independently.

Your General Contractor

Choose your own builder ($$$$)

If you do not have the experience or tools to manage the build yourself, but you know a contractor you’d like to work with, this is also an option. Coordinating a modular home project with your own contractor is relatively simple and straightforward. We’ll make sure your home gets delivered to your site and placed on your foundation, and you and your GC can then coordinate the build, permits, inspections, and approvals in a way that works best for you.

Start to Finish Project

Hire us from start to finish ($$$$$)

You may not have the expertise to tackle your modular home project, and you may not have a builder in mind. In that case, Capital City Homes will coordinate your entire project from start to finish and work with all the necessary sub-contractors. At this time, this service is only available to prospective home buyers in the Greater Lansing area.

Get Started

We’ll coordinate closely with you to get your home components delivered and built in the way that works best for you. We’ll work out a delivery schedule that works with the timing of your foundation, utilities, and other critical tasks. To get started on your home project, we’ll need 10% down as a deposit.

Our team can also provide helpful checklists to help you run your own project. This includes everything from foundation plans to the final finishing checklist if you opt to coordinate all the project work yourself.
